Currently teaching Strategies of Property Management, Stephen Fitzmaurice has been a property management professional over 30 years.
He’s currently the project director for the historic restoration of the Hotel Niagara in Niagara Falls, NY. Prior to that he was involved with the operation of Buffalo’s largest office building – One HSBC Center. There, under three different owners, he started as the property manager in 1998, becoming chief operating officer in 2003 continuing until 2014.
While at One HSBC Center, he directed the operation of the 1.2 million-square-foot office complex along with a detached 814-space structured parking ramp. He obtained Empire Zone benefits for the building, significantly lowered operating costs while maintaining or increasing customer service. He instituted a marketing campaign developing a website along with print advertising, events and rooftop tours. He implemented sustainability initiatives culminating in Energy Star Certification and a candidacy for LEED Certification.
He has also served on the Board of Directors for Buffalo Place Inc. While there he was successful in helping to obtain funding for waterfront improvements and returning cars to Main Street along with the continuing renaissance of the central business district.
Prior to coming to One HSBC Center, he worked for Hyatt Hotel Corporation and Hilton Hotel Corporation. He oversaw property operations and all renovations at the Los Angeles Hilton, the Waldorf Astoria, the New York Hilton and Hyatt Regency Buffalo.
He is a graduate of the Hotel School at Cornell University, is certified by the Building Owners and Manager’s Association as a Real Property Administrator and is a graduate of UB’s Center for Entrepreneurial Leadership Core Program.
